Biltmore II Condominium Association, Inc.
Biller Reinhart Engineering Group partnered with Biltmore II Condominium to help the Association successfully complete the building’s 50-year recertification through the planning, design, and construction administration of a comprehensive, two-phase structural restoration program. Working closely with the Association from investigation through construction, the firm developed repair documents, guided contractor procurement, and provided construction oversight to ensure the long-term performance and safety of this prominent Coral Gables residential tower. The scope and phasing of the restoration were developed to allow the occupied condominium to remain operational while addressing age-related deterioration.
The first phase focused on the parking garage, elevated parking deck, and pool deck, where repairs included structural concrete restoration, post-tension cable repairs, waterproofing replacement, expansion joint replacement, crack repairs, pool rehabilitation, traffic coatings, and restoration of supporting site elements. These improvements renewed critical structural and waterproofing systems while extending the service life of heavily used common areas.
The second phase addressed the tower itself through an extensive façade restoration program that included concrete and stucco repairs, intricate post-tension repairs, replacement of sealants and waterproofing components, installation of new hurricane-impact windows in the east and west corridor areas, and a complete repainting of the building with an updated color scheme. In addition to leading the design and overseeing construction of both restoration phases, Biller Reinhart also provided consulting and construction administration services for roof repairs, giving the Association a single engineering partner to guide the building’s continued preservation and long-term maintenance.
