Naples Grande Beach Resort

BillerReinhart was engaged to support a comprehensive renewal of the Naples Grande Beach Resort, addressing both the exterior envelope of its guest accommodations and the structural systems beneath several of its most active public spaces. The combined assignment encompassed the 17-story guestroom tower, 14 two-story villa buildings, the parking garage, the plaza deck, the Sunset Veranda, the East Terrace, and the wood-framed decks surrounding the spa and restaurant.

The work began with detailed condition surveys, including reviews of existing drawings and maintenance records, interviews with resort staff, visual observations, balcony and deck access, concrete soundings, and assessments of façades, waterproofing systems, and accessible structural components. These investigations were intended to identify deterioration, trace sources of water intrusion, and establish reliable repair quantities.

Building on those findings, BillerReinhart prepared coordinated design and bidding documents for façade and balcony waterproofing, concrete restoration, balcony sliding-glass door replacement, mansard roof repairs, parking garage repairs, elevated deck rehabilitation, and timber-frame deck replacement. The firm’s role extended through contractor procurement and construction, including pre-bid coordination, bid analysis, site observations, progress meetings, submittal and change-order review, responses to contractor questions, and field reporting.

Together, all the assignments reflect a unified strategy for preserving a prominent coastal resort, strengthening aging structures, improving resistance to moisture and weather exposure, and renewing the spaces that shape the guest experience.
