BillerReinhart led the engineering work for a Property Improvement Plan (PIP) at the Westin Tampa Bay, a waterfront hotel overlooking the bay. We started with a full assessment of the building’s envelope, including the façade and roof systems, and the parking garage structure. Along with reviewing existing documents and interviewing the hotel’s engineering and maintenance team, we spent significant time in the field examining the condition of the building envelope and pinpointing what needed repair now versus what could be deferred.
BillerReinhart’s findings and recommendations shaped the subsequent restoration program, which focused on restoring the exterior façade and replacing the roof. Rather than handing over a list of problems, we worked with ownership to sort out what mattered most and why. BillerReinhart helped identify the repairs that would best keep water out, withstand the weather, and protect the building over the long haul. The recommendations provided ownership with a practical plan to fix existing issues while advancing the hotel’s broader modernization goal.
Once the assessment and design were done, we didn’t hand things off and walk away. BillerReinhart stayed involved through the entire construction phase. Our team helped with bidding, coordinating with contractors, reviewing submittals, answering RFIs, evaluating change orders, observing on-site work, and keeping ownership updated on progress. Staying with the project from the first investigation through the final walk-through meant the building envelope work was done right, matched the design, and kept disruption to the hotel and its guests to a minimum.
