Mariner Beach Club Exterior Renovation And Restoration
Mariner Beach Club is a timeshare property located in St. Pete Beach, Florida. The ownership decided to update the property’s appearance while also addressing maintenance concerns.

Biller Reinhart Engineering Group, Inc. prepared design drawings, specifications, and bid documents for the exterior renovation and restoration of the property’s 2 two-story timeshare buildings and amenity features. The project included the following:

• Removal and replacement of structural steel columns.
• Removal of steel-framed exterior elevated walkways and replacement with concrete walkways.;
• Removal and replacement of exterior concrete stairs.;
• Removal of wood-framed balconies and replacement with concrete balconies.;
• Removal and replacement of concrete patio and walkway slabs at grade.;
• Restoration and strengthening of exterior masonry walls.;
• Resurfacing of exterior masonry walls with new stucco finish and coating application.;
• Restoration of existing concrete beams and slabs.;
• Removal and replacement of 2 timber beach shelter structures. The new beach shelter structures meet the wind load requirements of the Florida Building Code.;
• Application of sealants, expansion joint systems, and waterproofing membranes.;
• Removal and replacement of doors, windows, and sliding glass doors. Replacement window and door systems meet the wind load requirements of the Florida Building Code.;
• Removal and replacement of metal guardrail systems for exterior walkways and stairs.;
• Repair and reconfiguration of wood-framed roof mansard structures.;
• Removal and replacement of existing fencing and masonry landscape wall features.;
• Construction of site drainage improvements.;
• Application of parking lot pavement overlays.;
• Implementation of mechanical and electrical upgrades.;

BillerReinhart assisted the property management and ownership during the project’s bidding phase to select a qualified contractor. BillerReinhart performed construction phase services that included the following:

• Conducted site visits to observe construction progress.;
• Prepared reports to document work progress for the property management and ownership and for the building code official having jurisdiction over the project.;
• Attended weekly project status meetings.;
• Application of parking lot pavement overlays.;
• Reviewed contractor submittals and payment applications.;

The project results were well-received by the ownership and recognized by the International Concrete Repair Institute via presentation of an Award of Merit for Excellence in the Repair of Low-Rise Structures.
