Our work at the Brighton Condominium began with a comprehensive condition survey to understand the building’s condition and chart a deliberate path to recertification. The property, an eight-story residential tower with parking and shared amenities, was experiencing signs of structural deterioration that required careful evaluation. We conducted a detailed visual and physical assessment of readily accessible building components, documenting observed conditions, identifying areas of concern, and prioritizing repairs based on urgency and long-term impact.

The findings of this survey became the foundation for a targeted restoration program. Drawing on the documented conditions, we supported the development of a repair scope addressing concrete deterioration, waterproofing deficiencies, and related building-envelope issues. This work was structured to not only remediate existing damage but also to support the building’s continued service life.

Through the combination of investigative analysis, restoration planning, and project execution, the building successfully achieved recertification following completion of the work. The result was a clear and defensible outcome that aligned safety, regulatory compliance, and long-term stewardship of the Brighton Condominium.
