The Carlyle Deco Hotel Condominium Association, Inc.
As part of the ongoing preservation of the historic Carlyle Deco Hotel Condominium on Ocean Drive, BillerReinhart provided comprehensive engineering services for two major rehabilitation initiatives aimed at extending the life of this iconic Art Deco landmark. Originally constructed in 1941 by renowned architects Kiehnel and Elliott, the mixed-use building occupies a prominent beachfront location where decades of exposure to salt-laden air, humidity, and severe coastal weather have accelerated the effects of aging on the structure and building envelope.
The first assignment focused on a detailed structural restoration and recertification effort. Through extensive evaluation of existing conditions, the team identified deterioration affecting concrete, masonry, stucco, sealants, and other exterior building components. BillerReinhart developed a complete repair program addressing structural damage, corrosion-related distress, cracking, and weatherproofing deficiencies, helping position the property for continued safe occupancy while preserving its historic character.
A second project addressed chronic roof-related water intrusion impacting the building. BillerReinhart performed a comprehensive assessment of the existing roofing systems and developed the design documents for a full roof replacement program. The firm supported the project through bidding, contractor procurement, and construction administration, providing continuity from initial investigation through implementation. Together, these projects helped safeguard a significant Miami Beach landmark while improving resilience against the demanding coastal environment.
