Exterior Restoration And Structural Renovation at Walgreens – Key West
Biller Reinhart Engineering Group, Inc. provided structural engineering design, restoration, and renovation services for this historic theater which was built in the 1920’s. Walgreens purchased the historic Strand Theater with the intent of converting it into a Walgreens pharmacy. Due to the structure’s historic significance, aesthetic features depicting the building’s character were preserved as part of the renovation.

The original building served as a theater with a sloped concrete mezzanine to accommodate upper level seating.

Biller Reinhart Engineering Group, Inc. prepared design drawings and specifications for the exterior restoration and renovation of the structure. The project included the following:

• Design of shoring to laterally stabilize the exterior walls during and after removal of the mezzanine structure.
• The addition of foundations and structural steel framing for the elevated second floor structure within the existing building.
• Removal and replacement of structural steel framing to support the marquee.
• Restoration of concrete walls and columns.
• Structural roof truss modifications to accommodate the addition of an elevator.

BillerReinhart performed construction phase services that included the following:

• Conducted site visits to observe construction progress.
• Prepared reports to document work progress for the property management and ownership and for the building code official having jurisdiction over the project.
• Reviewed contractor submittals.

The first floor of the renovated building accommodates the pharmacy/retail area. The new second floor accommodates a break room, bathrooms, storage space for the Walgreens store, and two apartment units.
