Costa d’Este Beach Resort – Condition Assessment

BillerReinhart completed a building condition assessment for Costa d’Este Beach Resort, a luxury oceanfront property in Vero Beach, Florida. The goal was straightforward: give ownership a realistic picture of the property’s condition and create a maintenance plan that actually works.

Over several site visits, BillerReinhart evaluated the resort’s structural and exterior building envelope systems, including façades, balconies, walkways, roofs, and guestrooms. We also spent time with the maintenance team to understand what they’ve dealt with over the years and where problems tend to show up. That real-world insight shaped what we looked at and how we prioritized our findings.

The result was a detailed report that documented our findings, laid out repair recommendations, and provided realistic cost estimates. This gives ownership a roadmap for maintaining the property’s assets, preparing for the challenges of the coastal environment, and planning the right upgrades when the time comes.
