Milestone Inspections

Milestone Inspections

Preserving Building Integrity

Milestone inspections are important evaluations performed by licensed engineers or architects to assess the structural integrity and safety of a building.

Through these inspections, our team at Biller Reinhart Engineering Group sees to it that key components, such as foundations and framing, meet safety standards and remain in good condition. We reassure property owners while complying with industry regulations.

About Our Milestone Inspections Services

BillerReinhart focuses on performing milestone inspections for condominium and cooperative associations, in compliance with Florida Statutes, Chapters 553 and 718.

Our Phase 1 inspections include a thorough on-site visual assessment of your building’s major structural components, such as primary structural members and load-bearing walls. Based on our findings, we create a detailed report outlining the structural conditions and any necessary maintenance, repairs, or replacements.

If significant structural deterioration is identified during Phase 1, we move to Phase 2 inspections. This phase involves more in-depth testing, both destructive and non-destructive, to verify the building’s safety and stability.

Our team understands the complexities associations face with recent Senate Bill SB 4-D: Building Safety, signed by Florida Governor Ron DeSanti on May 26, 2022, and we are here to help meet those obligations.

With BillerReinhart, you get reliable, thorough inspections, tailored to your building's needs.

We will help you keep your property safe and in compliance with state regulations.

When Do You Need Milestone Inspections Services?

Milestone inspections are required for buildings that are three stories or higher in Florida, especially for condominium and cooperative associations. According to state law, any building that reaches 30 years of age—or 25 years if located within three miles of the coastline—must undergo an initial inspection. This applies to all types of commercial and residential buildings in need of structural evaluations to meet safety standards.

If the Phase 1 inspection uncovers significant structural issues, a Phase 2 inspection will be necessary. This phase involves more detailed testing to assess the building’s safety and stability. The goal is to identify problems early, so repairs can be made before they become more costly or dangerous. Milestone inspections help property owners comply with the state’s new regulations, safeguard residents, and maintain the overall health of the building’s structure.
