Biller Reinhart Engineering Group, Inc. performed structural design services for the restoration of elevated walkways and stair assemblies at the subject condominium. The reinforced concrete balcony slab exhibited significant corrosion related deterioration. The deterioration of concrete and steel components occurred on exterior entry walkways and stairs of 13 courtyards at the subject property. The restoration included elevated walkway entries with overlay sloping for improved drainage and a waterproofing membrane finish, new stairs composed of steel stringers (corrosion protection coating and finish coating) and precast “stained” concrete treads, new building code compliant walkway and stair guardrails and handrails and new gutters and downspouts.
BillerReinhart reviewed available construction documents of the buildings and the walkways and stairs and performed a condition survey to observe the existing condition of the exterior walkway entry slabs and performed physical soundings and visual observations of walkway entry slabs. A condition survey summary report was prepared based on data obtained during the survey. Recommendations for construction materials testing (CMT) were made based upon the results of the condition survey. BillerReinhart coordinated with the City of Largo Building Department and Fire Marshall to request approval for the new stair systems with the limitations of existing conditions and produced a Project Manual for contractor bidding, permitting, and construction. BillerReinhart also attended project related meetings, performed site visits to observe project construction and issued reports to document observations made during site visits.
