Our Services
Florida law requires condominium and co-op buildings to undergo formal structural inspections at defined intervals, and for good reason. Our team performs these Milestone Inspections to identify signs of substantial structural deterioration before they become safety hazards. Every report is prepared to meet Florida Statute requirements and give building owners, boards, and residents confidence that their structure has been properly evaluated and is being maintained responsibly. We also provide recertification service, which applies to all kind of buildings. We examine the building, document our findings clearly, and coordinate with electrical engineers to deliver a complete, turnkey 40-year Building Recertification Inspection package.

How can Biller Reinhart help with milestone inspections?

We also provide recertification service when and where recertification is required. When should I call in a structural engineer for a milestone inspection?
The frequency and timing of milestone inspections can vary based on several factors, including the type of building, its age, and local regulations. Generally, inspectors conduct these inspections at regular intervals throughout the building’s lifecycle. For example, a new building might undergo its first inspection within a few years of completion, followed by subsequent inspections every five to ten years.
Certain triggers can also necessitate a milestone inspection. These might include significant renovations, changes in occupancy, or after natural disasters such as hurricanes. In some cases, local authorities may require milestone inspections to ensure compliance with updated safety standards.
Does Biller Reinhart have a milestone inspection case study similar to my needs?
Yes. Click on the following link for our milestone inspection case study:Â Portfolio – Biller Reinhart Engineering Group, Inc.
What is the difference between a Phase 1 and Phase 2 milestone inspection?
Phase 1 milestone inspections are generally conducted as required by statute and involve an initial review and evaluation of your building’s overall structural integrity. Phase 2 milestone inspections are only required when a Phase 1 inspection identifies signs of substantial structural deterioration that call for further investigation and additional testing.
How does Florida law (SB 4-D) affect my condominium's inspection requirements?
Florida law requires a milestone inspection for all residential condominium or cooperative buildings with three or more habitable stories that are 30 years old (from the date the building’s certificate of occupancy was issued), and then every 10 years after that. (Note: depending on local requirements, an initial milestone inspection may be required if your residential condominium or cooperative building is 25 years old and located within 3 miles of the coastline.)Â
