THE CHALLENGE

Age-Related Deterioration in an Occupied Coral Gables Tower

The Biltmore II Condominium is a high-rise residential building in Coral Gables with an elevated parking and pool deck. The Association engaged BillerReinhart as the building approached its 50-year recertification.

The purpose of the project was to identify unacceptable structural and electrical infrastructure damage, determine causation of the deterioration, and recommend a scope of repair that would prepare the building for recertification. The scope and phasing of the restoration project were developed to keep the building operational while the age-related deterioration was addressed.

OUR APPROACH

A Condition Survey That Set the Repair Scope

BillerReinhart performed a comprehensive condition survey of the property, including the exterior columns and beams, unit balconies, stairwells, roof, parking garage, and pool deck, to evaluate the structural condition of the building. The findings were documented in a detailed condition survey report identifying observed deficiencies, with recommended repairs prioritized as immediate, near-term, or long-term based on urgency. Using the repair quantities established during the survey and structural design calculations in accordance with the Florida Building Code, our Engineers developed comprehensive repair documents. These construction documents served as the basis for contractor procurement and guided the Association through the bidding, permitting, and construction phases of the project.

Restoration and Repair

Two Phases, One Continuous Restoration Program

The restoration was completed in two phases to minimize disruption to residents’ daily routines. Each phase combined structural repairs with waterproofing and finish restoration to protect the rehabilitated elements and ensure the long-term performance of the building beyond its recertification.

 

Phase One

Parking Garage, Elevated Parking Deck, and Pool Deck

The first phase renewed critical structural and waterproofing systems and extended the service life of heavily used common areas.

Phase Two

Tower Façade Restoration

The second phase addressed the tower through an extensive façade restoration program, closing out with a complete repainting of the building in an updated color scheme.

Roof Repairs

In addition to leading the design and overseeing construction of both restoration phases, BillerReinhart also provided consulting and construction administration services for roof repairs, giving the Association a single engineering partner to guide the building’s continued preservation and long-term maintenance.

THE OUTCOME

Recertification Achieved, Service Life Extended

Biller Reinhart Engineering Group partnered with Biltmore II Condominium to help the Association successfully complete the building’s 50-year recertification through the planning, design, and construction administration of a comprehensive, two-phase structural restoration program.

The completed program renewed the building’s structural, waterproofing, and finish systems from the garage to the roof, protected the long-term performance and safety of a prominent Coral Gables residential tower, and left the Association with a clear path for continued preservation and long-term maintenance.
